Assessments

Q. Is the assessment paid annually or quarterly?
A. The assessment is billed and collected annually.

Q. How much is the assessment and when is it due?
A. Presently it is $1,190 and is due by January 1.

Q. Is the assessment fee mandatory?
A. It is a mandatory fee used to fund services for the community.

Q. If my house is on the market, should I pay the assessment?
A. Yes, because the closing attorney will prorate the assessment fee. If the assessment fee is not paid by the due date, late fees and interest are applied. All accrued late fees and interest are liabilities of the seller and are not prorated at closing.

Q. When is the assessment fee statement mailed out?
A. The assessment fee statements are mailed out in November.

Q. Who should the payment be made out to and where do I send it?
A. The payment should be made out to Lake Forest Community Association and sent to Lake Forest Community Association, 511 Woodlake Drive, Louisville, KY 40245.

Q. What does the assessment fee cover?
A. This fee covers operating expenses, which includes maintenance of grounds including landscaping and irrigation, landscape lighting, street lights, snow removal, pools, tennis courts and facilities. The assessment fee also includes residents’ weekly garbage collection which is currently on Mondays.

Q. Do I pay, if I do not use the pools or other facilities?
A. Yes, since it is a mandatory fee which covers other operating expenses besides the pools and other facilities.

Q. If we move, but still own the property, whom should we notify?
A. You can send written notification to Lake Forest Community Association, at 511 Woodlake Drive, Louisville, KY 40245, or call the Lodge staff at 502-245-5253.

Q. What happens if I cannot pay the assessment on time?
A. In the event you cannot pay the assessment on time, please contact the General Manager at 502-245-5253; press 1 to discuss this matter.

Q. Whom should I contact, if I need additional information regarding the assessment fee?
A. The General Manager is available to answer any further questions you may have and she can be reached at 502-245-5253; press 1.

Q. Is the use of the Lake Forest Country Club included in the assessment?
A. The Lake Forest Country Club is private, but membership is available. You can reach the Lake Forest Country Club at 502-253-9352 for information regarding membership application and club amenities.

Animals

Q. Are dogs/cats required to be on a leash in Lake Forest?
A. There is a Metro Leash Ordinance which states your pets must be on a leash.

Q. What can I do about a barking dog?
A. It is best for you to talk with your neighbor about the barking dog, or you can contact Animal Control Services at 502-363-6609.

Q. There is a dead animal on the street, whom do I contact?
A. Please contact Metro Government at 311. If the response is not timely, please contact the Lodge staff at 502-245-5253 for assistance.

Architectural Review & Approval

Q. Are there architectural guidelines?
A. Yes, please refer to the documents in the Resident Login Section.

Q. Is there an application form to complete for architectural review and approval, and if so, who grants or denies the applications and how long does this process take?
A. The application form for Architectural Review and Approval is located in the Resident Login Section. The completed application form and all necessary documents are to be submitted to the General Manager at the Lodge located at 511 Woodlake Drive in Lake Forest. Upon receipt of the documents, the decision to approve or deny the request for architectural changes will be rendered within a maximum of fifteen business days.

Q. Do I need a plat of my property to show changes?
A. Yes, we need the improvement to be shown on a plat. Please contact the Lodge staff at 502-245-5253 to see if there is a copy on file; if not, you may need to have a survey done.

Q. What work, changes or additions on my property constitutes the need for approval by the Lake Forest Community Association?
A. Any changes listed but not limited to the following constitutes the need for approval by the Lake Forest Community Association: Arbors, Basketball Goals, Decks, Driveways, Fences (including invisible fences), Flag Poles, Fountains, Garages, Gazebos, Landscaping, Mailboxes, Patios, Playground Equipment, Ponds, Pools, Room Additions, Satellite Dishes, Sidewalks, Siding, Statues, Tree Additions or Removal, Urns, Vegetable Gardens, Yard Ornaments.

Q. If I have noticed what may be a violation, whom should I contact?

Q. Whom do I contact because an area in my yard near a grate has standing water?
A. Please call Metro Government at 311 to report the problem and be sure to get a tracking number so you can follow up.  Even though the HOA is not involved in utility issues, please inform the Lodge staff at 502-245-5253 or email lodge@lakeforestky.com of the problem so they can have record of the issue as well.  If there is a larger issue they can follow up if necessary.

Q. Whom do I contact because the drain is front of my home is caving in?
A. Please inform the Lodge staff at 502-245-5253 or email lodge@lakeforestky.com of a grate cave in so it can be reported to Metro Government. If you call Metro Government at 311 directly, please obtain a tracking number and give it to the Lodge staff so they could follow up if necessary.

A. Dial 911 for emergency assistance.

Q. What is the poison control telephone number?
A. The Poison Control Center number is 502-589-8222.

Q. Where are the nearest full-service hospitals and driving directions?
A. Norton and Baptist East hospitals would be the closest Full-Service Hospitals. Take I-265 (Gene Snyder) South to I-64 West. Take the Watterson Expressway I-264 west to Breckinridge Lane north. Contact Baptist East’s general information at 502-897-8100 or Norton’s general information 502-629-8050.

Q. Whom do I contact when I notice a street light out?
A. For replacing street lights contact the Lodge staff at 502-245-5253 so the problem can be reported to Louisville Gas & Electric (LG&E). Please be sure and report the address and exact location, e.g., is it in front of the house or in an island, etc. If you would like to call LG&E at 502-589-3500 directly, press the option for business accounts and follow the instructions. Please inform the Lodge staff at 502-245-5253 or email lodge@lakeforestky.com of this report.

Q. Whom do I contact when I notice a lantern out on one of the brick walls?
A. The lanterns on the brick walls are the responsibility of Lake Forest Community Association. Please call the Lodge staff at 502-245-5252; press 2 or email lodge@lakeforestky.com to report a lantern being out or in need of repair.

Q. Whom do I contact when I notice a streetlight post leaning?
A. For repair of street light posts contact the Lodge staff at 502-245-5253, so the problem can be reported to Louisville Gas & Electric. Call Louisville Gas & Electric at 502-589-3500. Q. Are there restrictions regarding mailboxes?
A. There are restrictions regarding the type of mailbox that can be installed throughout Lake Forest. The section of Lake Forest in which you reside determine those restrictions. Q. Where do I purchase a mailbox?
A. Depending on where you reside in Lake Forest will determine where you can purchase your mailbox. Please contact the Lodge staff at 502-245-5253; press 2, or email lodge@lakeforestky.com for this information.

Q. How much are replacement parts for the mailboxes?
A. The Lodge office carries replacement parts for the “carriage design”
mailboxes only. Contact the Lodge staff at 502-245-5252; press 2, or email lodge@lakeforestky.com to find out about purchasing replacement parts.

Q. If my mailbox is missing numbers, can I purchase mailbox numbers from the Association?
A. The Lodge office carries mailbox numbers for the “carriage design” mailboxes only. The numbers are $1.00 per number and may be picked up by the resident at the Lodge office. Contact the Lodge staff at 502-245-5253; press 2, or email lodge@lakeforestky.com if you need additional information.

Property Maintenance

Q. Who maintains the vacant lots?
A. The owner of the lot is responsible for maintaining their undeveloped lot.

Q. Whom do I contact if members do not maintain their property?
A. Please contact the General Manager at 502-245-5253; press 1 and give her the address of the property.

Q. Who is responsible for road maintenance?
A. The Metro Government is responsible for road maintenance, such as potholes. Please inform the Lodge staff at 502-245-5253 of road maintenance issues so the problem can be reported to Metro Government. If you call Metro Government at 311 directly, please get a tracking number and give it to the Lodge staff so they can follow up if necessary.  You may forward this information to the Lodge staff by emailing lodge@lakeforestky.com.

Q. My lot backs up to the golf course; who maintains the grass area?
A. The Lake Forest Country Club maintains this property. Please contact the Lake Forest Country Club at 502-253-9352 to report the problem.

Q. Whom do I contact because a lake on the golf course has algae or other problems?
A. Please contact the Lake Forest Country Club at 502-253-9352 to report problems with golf course lakes so the problem can be resolved.

Recreational Facilities

Q. Who can use the facilities (pool, tennis courts, soccer field, and lodge) and is there a charge?
A. All residents in good standing can use the facilities. There is a charge for rental of the lodge and a charge for pool guests. The soccer field can be rented for practices. Please contact the Lodge staff at 502-245-5253; press 2 regarding these services and associated costs.

Q. What are the pool hours?
A. The pool hours are conveniently located on the calendar on the home page.

Q. Do I need to make a reservation for use of the tennis courts?
A. Yes.  Courts 1 & 2 can be reserved through www.reservemycourt.com.  After initial login, courts can also be reserved by telephone by dialing 1-877-ON-COURT.  Court 3 remains a walk on court available on a first-come, first-serve basis.

Q. What identification is needed to enter the pool?
A. A driver’s license showing your address in Lake Forest is all that is required of members over the age of 18 to enter the pool. Children ages 12 through 21 need a Lake Forest ID. These can be made at the Lake Forest Lodge during normal business hours, Monday — Friday, between 3 p.m. and 5 p.m. Children under the age of 12 must be accompanied by an adult or authorized sitter who must be at least 16 years of age, to enter the pool.

Q. How do I obtain guest passes for the pool?
A. A guest pass card can be purchased at the Lake Forest Lodge during normal business hours. The hours are Mon-Fri, between 9-5 p.m.

Q. Is there a swim team and/or dive team and whom do I contact to sign up?
A. Yes, Lake Forest has active swim and dive teams for our residents. Information regarding each team can be obtained by contacting the team’s chairperson. Each chairperson’s name and telephone number is listed in the May newsletter posted on the website.

Q. Can the lodge be rented for private parties?
A. The lodge can be rented for private parties by contacting the Lodge staff 502-245-5253; press 2.

Q. Can the pavilion be reserved?
A. The pavilion can be reserved for private parties by contacting the Lodge staff 502-245-5253; press 2.

Q. Can the soccer field be reserved or rented?
A. The soccer field can be rented for private parties or practices by contacting the Lodge staff 502-245-5253; press 2. It is best to call well in advance to book your dates.

Q. Can the pools be rented?
A. The pools cannot be rented. However, the patio area can be reserved for small birthday parties by contacting the Lodge staff at 502-245-5253.

Security

Q. Is there an active block watch program within the Lake Forest community?
A. No.  There is not a block watch program within the community. The HOA maintains a secure email database where alerts of vandalism or crime are sent out to the community and local police and private security are on alert.  If a resident experiences an act of vandalism or crime, please contact the police first.  Dial 911 for emergency or 574-7111 to make a report by phone where an officer doesn’t necessarily have to come out. Please contact the Lodge staff at 502-245-5253 or email lodge@lakeforestky.com to report the incident as well.  The more informed police and staff are, the better the security in the community.  Networking is key in these matters.

Q. How does the community report safety alerts, etc. and other valuable information to its members?
A. Residents can receive safety alerts and other valuable information by contacting the Lodge staff at 502-245-5253 and giving them your email address. In doing so, the resident will receive alerts and other valuable information in a timely manner. Email addresses are blind copied so others will not be able to obtain your email address.

Q. Whom do I contact when I notice a street sign hanging?
A. Please contact the General Manager at 502-245-5253; press 1 to report a hanging street sign.

Q. Can I attach a notice of a lost pet on the street signpost?
A. No. It is against the Covenents, Conditions & Restrictions to post any signage. Please contact the lodge staff at 502-245-5253 or email lodge@lakeforestky.com with regard to a lost or found pet and they can send an email bulletin to all members listed in their database.

Q. Can I place a directional sign for “sale of home” at the corner of the street?
A. The sign may be placed on Sundays between 9 a.m. and 5 p.m.

Q. What signs are allowed on the resident’s property?
A. Sale signs or rental signs are the only signs allowed.

Q. Are contractors allowed to place a sign on property?
A. Contractors are not allowed to place their business signs on property while doing work at the residence.

Q. Whom do I contact when I notice potholes in the street?

Q. Who removes large boxes or construction material on the street?
A. Please inform the Lodge staff at 502-245-5253 of material hazards in the street so the problem can be reported to Metro Government. If you call Metro Government at 311 directly, please get a tracking number and give it to the Lodge staff.

Q. Who is responsible for snow removal?
A. The Lake Forest Community Association has snow removal companies under contract. Snow removal street priority schedule is located on the home page banner button on the website. You can help with the removal of snow by not having your vehicles parked on the street when there is a possibility of snowfall.

Q. Are there restrictions for street parking?
A. There is a deed restriction which refers to street parking. Please see “Article II-Use Restrictions”, Section 2.3 (a-d) located in the Lake Forest Declaration of Covenants, Conditions and Restrictions found in the Residents Login Section of this website.

Trash, Recycling and Yard Waste

Q. Do I pay for garbage collection?
A. The Association pays for one-day per week garbage pickup.

Q. What day is garbage collection?
A. Garbage collection is on Mondays, unless Monday is a holiday, then the collection is on Tuesday. Please have your garbage cart out by 6 a.m. Collection begins at 7 a.m.

Q. Is recycling and yard waste included in our service?
A. It is not included, but you can contact Republic Services at 502-638-9000 for information on the costs of these additional services.

Q. What day is recycling?
A. Recycling pickup is on odd Mondays of each month, but you must have contracted the service independent of the Association’s “one-day per week garbage only service. If Monday is a holiday, then the collection is on Tuesday. Please have your recycle bin out by 6 a.m. Collection begins at 7 a.m.

Q. When should I bring in my trash carts and bins?
A. Trash carts and bins should be brought in the same day of service. The association recommends that residents appoint someone to bring in the cart and/or bin when circumstances arise when the resident is not able to do this him or her self.

Q. Where should trash carts and bins be stored?
A. Trash carts and bins need to be stored out of your neighbors’ view. If carts and bins are kept clean and garbage is properly bagged, odors and bugs should not be a problem when storing them inside your garage.

Q. Whom should I contact for additional information regarding damaged or missing trash carts?
A. Call Republic Services at 502-638-9000 for damaged or missing carts.

Q. Whom do I contact for problems with my garbage collection?
A. Please inform the Lodge staff at 502-245-5253 or email lodge@lakeforestky.com of any garbage collection issues so the problem can be reported to Republic Services. If you call Republic Services directly at 502-638-9000, please also inform the Lodge staff of the problem.

Trees

Q. Is approval needed to plant trees on my property?
A. Approval is needed for any improvements on the property including planting of trees. This should avoid any problems that may result in violation with the deed restrictions.

Q. Who maintains the trees between the sidewalk and street in front of my property?
A. This is the responsibility of the homeowner.

Q. Who maintains the trees in the play/golf easement behind my property?
A. The Lake Forest Country Club maintains the play/golf easements.

Q. Can I plant trees in my back yard to have privacy from the golf course?
A. Approval has to be given to prevent blocking the golf course view of adjacent homeowners. Architectural review forms are to be submitted for approval. Contact the General Manager at 502-245-5253; press 1 for any questions.

Q. Is there a restriction on what type of trees can be planted?
A. There is not a restriction on type of tree species, yet an architectural review form must be submitted for approval.

Q. Does the Lake Forest Community Association have responsibility for maintaining the storm sewer drain inlets?
A. No, we do not have responsibility for storm sewer drain maintenance. Please inform the Lodge staff at 502-245-5253 or email lodge@lakeforestky.com of any storm drain maintenance so the problem can be reported to the Metro Sewer District through Metro Government. If you call Metro Government at 311 directly, please get a tracking number and give it to the Lodge staff where they can follow up if necessary.

Q. Whom do I contact for telephone service in the area?

Q. Whom do I contact for cable service in the area?
